I am feeling overwhelmed at the moment so I am hoping for some advice and recommendations to help with my acquisition of a $3MM 40-acre property with an established $800K event business.

Having an established, experienced, local, full-service PM with a departmentalized staff is my first recommendation!  

It's quite easy to get overwhelmed, especially when reading things on BP forums, as you will find yourself researching many different things that people mention to have an understanding of the conversation if you don't have prior knowledge in the field.

When I first started I was so overwhelmed by everything I was learning, I fell into analysis paralysis.

It's easy to get excited by the big goal but also overwhelmed. 

I'm definitely overwhelmed at this point with trying to get the business setup.

I did most of this research in August 2020 so of course things may change, and I may have missed a thing or two, but I figured it might be useful to have an overview of some prominent brands if anyone else is as overwhelmed starting their search as I was.The brands I considered were all click-lock installation floating floors at least 5mm think, in the ~$2-4 price range, and all claim to be waterproof, scratch resistant, and stain resistant. 

It doesnt start til after 9 so I cant have building staff to come up to smell it.

With limited support staff it can be difficult for companies to execute on time, and likely the actual on the ground cleaner has little financial incentive to perform meticulously .
