Be careful about how you answer the vouchers for section 8 question, as ever since HB20-1332 passed here in 2021, source of income is a protected status for tenants just like race, color, religion, national origin, disability, sex, and familial status. 

The federal fair housing act protects tenants from discrimination on the basis of "race, color, religion, national origin, sex, elderliness, familial status and disability."

If you rented to lower end tenants you could have ended up with a house full of felons and sex offenders who coerced someone to apply on their behalf.

We have some HAs that separate the sexes of people over the age of 10, and some that do not.

Right on past the sex-workers and pimps.

We are looking for a family of absolutely no more than 4 people - presuming a couple and two children if they are younger, or same sex kids.  

I try to steer clear of bankruptcies, Felonies, collection accounts, evictions and sex offenders.Also it’s very helpful if you can contact both their current and previous landlord.
