The foreclosures are posted on https://www.tnpublicnotice.com/, but it is time consuming to scrub through all of the foreclosure postings for the address auction date, and then begin my own diligence (zillow, tax records, etc.).

You'll first want to find distress type lists that fit your ideal property, and take some time beforehand to scrub for properties in neighborhoods or zones you don't want to invest in or dont fit your goals.

I just put a new liner up when a tenant move out, much better than taking the time to scrub a door properly.In a higher end property, I would put in a nicer frameless glass door, which is what we will do in our own master bath when we re do it.

As said, I tried everything that I could think of (ozone generator, leaving windows/doors open for days, pouring bottle after bottle of cat urine enzyme cleaner, scrubbing the floor, and other solutions).
