In order to receive the recoverable depreciation, how much can the insured spend for the rebuild? 

@Cooper Bert is correct, how far are you going on the rehab, basic paint and carpet or a full blown gut and rebuild?

There are only a few that were tar down rebuilds like this one so finding good comps were difficult.

This will be a tear-down and rebuild in an area with 5 rebuilds on each street.

It will go from looking like an old 'WOBBLY BOX' trailer to a quaint beach cottage and will mix in well with the 92024 zip code which BTW is one of the highest valued per capita zips in San Diego County.Sure it will cost me 175k plus 1k/mth to purchase, rebuild and sub lease this home but the good news is I can get about 2500/mth on it while it continues to appreciate due to is very desirable location of less than 300 feet from Beacons Beach; one of the best surf breaks on the planet.Like I said everything is relative.

This is all assuming that it is not a total gut or rebuild of course. 

Some people are just trying to rebuild and want you to feel secureOthers (like previously stated)...may be the only money you will see... professional renters know they have rights pay 4 takes 2-3 to get out...drag it out and they are there nearly 6-8 months on 4 months of rent...the only way you can kick them out legally no notice is weekly rent in AZ
