I know you're busy, but it's worth jotting addresses down as you're out and mailing a simple postcard or letter to owners of tired plexes.

You could pick some kind of list - all 4 bedroom houses in these 3 zip codes that the software thinks are vacant - and send them a postcard. 

You may want to start with your area and find out who the owners are (skip tracing, tax records, post cards, knock on the door, etc.) and see if any of them are for sale or would consider selling.

Start sending out some letters / postcards and try to get something off market - check with you local wholesalers too - sometimes they have some good deals to and have done all the marketing already.  

Someone putting up bandit signs, someone sending out post cards and/or letters each month, someone searching the internet for properties.

I know the area I want to buy, and I plan to use the Deal Machine app to skip trace the leads and for post card marketing as well as cold calling.
