It sounds like you have goals - and that’s cash flow, if the market doesn’t present opportunities for that goal, then move to another and/or stay persistent. 

The market is very competitive, but I'm hoping persistence will pay off and I will eventually get a good deal.

Black Hills in general presently at a 1% vacancy and seeing a lot of growth and persistent tourism.
