Congrats👍I just love the 1900s style architecture especially small Multi Family's.

If only the architectural design was more in keeping with the neighboring classics.

The HOA bylaws/covenants will generally have basic requirements.....minimum SF, set backs, architectural styles, etc. which serve as deed restrictions. 

Real estatr has been my passion since childhood as i can remember watching the tv show "Americas Castles" and just being in complete awe of the architecture and design and even more fascinated with the contractors who turned these drawings in to real, tangible structures.

I don't really know why, but perhaps it was because my dad taught architectural history so we were always going around looking at buildings when I was a kid.  

I've always been interested in houses, architecture, seeing a transformation, and the potential for massive success Real Estate can offer.

But we love the housing stock and architectural details that come with it, with the right care/attention they make solid investments...they certainly do not build them like they use to.The area you highlighted is really block by block and has also been changing demographically in recent years (less desirable lower income in my opinion).  

One of us is a broker/contractor, I'm a general contractor/agent, my son is an agent/architectural designer, our son in law is a licensed electrical contractor. 

Questions would include:I have an Architectural practice that is incorporated. what are the pros and cons of that entity investing in real estate.Survivor shipProtections against one of teh partners suffering a hardship.My intent is not to find the answers but to find the advisor.
