I've included a preliminary floorplan below.My goal with this ADU is flexibility in terms of renting it out either short-, medium- or long-term rental in the future for income, as well as maximizing resale value (main property is 1300 sq ft 3/2) to someone probably with an investor mindset who would want to house hack.My main concern is whether it's a good idea to have 3 en-suites at the expense of having a small living room/kitchen area.

I am in Hawaii now and I am top teir with hilton I got upgraded to a suite for free... 

Not sure if she's ever started a lawn mower or shoveled a sidewalk, and not sure her dad will drive 45 minutes to do so.House really seems better suited to the couple, but have an inkling to single woman might be a bit more chill with maintenance stuff has a history of living in some pretty rugged places.

Maybe take proceeds and 1031 into something more suited as a hold!

Some property managers are well suited for certain areas. 

People have mixed opinions on this, but in one market I invest in, I researched and interviewed dozens of companies and went through 3 before ultimately confirming that there really was nothing which would suit my needs.

Avoid Over-Improving:Avoid making luxury upgrades that don't add significant rental value.
