Is this location within their sphere of competency or ability to low cost manage?

okc market is at historic lows for leasing(especially September) it has picked up some in Oct. 

my property appreciation varies from a low of $2700/month to over $10k/month.   

Our goal is to keep your maintenance costs low to keep your return on investment high. 

I know Virginia Beach is attractive but that average price for Alexandria strikes me as rather low.

The return on equity is probably very low considering they are paid off so maybe explore refinancing or selling the lowest performing one(s) or your biggest headaches to reinvest in more lucrative deals.I noticed you also used a metric of number of rentals to attain your goal rather than $$$/month.

@Steven Bowdich as long as you run your numbers it should work and if cash on cash in low then move into next deal.

If low wet ground check with people moving dirt for free fill dirt.

The real estate prices are relatively low, compared to the cities & more touristy areas, but the rental returns are good, with a low vacancy rate.
