If rents are below market by a good amount and location is strong then if tenant goes out I can market to national tenant for higher rents per foot and redevelop the dirt.DST's are not the end all to be all.

@Kevin Si You are right you can be hit with issues even in the property is cash flowing but at $500 negative a month you are already footing an annual bill for the property.

Seems to me the busing is being done to those cities that made a big deal of how terrible Texas was is and call themselves sanctuary cities that is until of course those folks are at their door step and now the shoe is on the other foot.

If you just like to delegate to others and pay “specialists” for your convenience and time, and just drop your papers at your CPA and let him figure out things, you might be better served either by having the CPA do the DIY CSS, or just go without a CSS and the regular linear depreciation.Lastly: Don’t ask an insurance salesman if you need to buy insurance.

Include this in your sales pitch when reaching out.3) Offer STR services to build up cash and get your foot in the door...Cleaning, eyes on the property, landscaping, running to the store, small tasks such as a mail collection/trash day, offer a STR experience such as setting up for bachelor/bachelorette parties or grocery runs, etc...I think there's a missed opportunity with service based businesses and STRs.
