Perhaps the difference between Mike and Bryan could be as simple as their roles in the RE industry.Mike is an investor who invests his own money and he needs to be conservative in his assumptions and he would rather assume 50% and then discover that it is actually 45% than the other way around.Bryan, based on what I can tell, helps other people to invest in the RE sector and can afford to be somewhat more aggressive / precise in his projections.One of Warren Buffett's many wise sayings is "I would rather be approximately right than precisely wrong."
