You could try a non-qm lender (non-qm is a term that came out of Dodd/Frank legislation that denotes a loan that doesn't qualify for conventional financing or "non-qualifying mortgage).Many lenders do non-qm and offer bank statement programs.

Its so easy to attack an individual or to make generic claims against wholesalers or copy and paste what some state legislator has published about wholesaling (because politicians are complete experts right?)

EU is only allowing use til 2022 then who knows. 19 other countries have legislation pending. 8 out of 10 provences in canada have restrictions.time to get heads out of the sand on this.

There can be substantial differences.In my area, creating a metroplex-wide fluid school system, enough for public districts to not matter, would take substantial taxation/legislation changes....which isn't likely.

And also since Providence is looking to start restricting AirBNB to owner occupied dwellings soon, you’ll already have that covered.If you don’t currently owner occupy any of the units then I guess you could try it but you might not have long to rent the units as AirBNB, how long I’m not sure but you’d want to follow that legislation (my guess is that any new legislation would take effect on a January 1st).AirBNB will require an initial up front investment to furnish the units, make them cute and homey or “artsy”, etc.

If your wife's townhouse is not currently renting for somewhere close to market rate it would also be a good idea to increase rent as much as is reasonable/feasible in the fairly short term, since it is highly likely (IMO) that next legislative session we see statewide rent control similar to Oregon's.

It depends on the jurisdiction and whether the neighbor knew of it.In California, due to recent legislation, ADUs are currently legal in most jurisdictions so proving prior knowledge and damage would be rather difficult.
