With China, Japan, and the EU expanding their own versions of quantitative easing, one could argue that the only way the FED is going to raise rates more than on a token basis is if there is some signs of serious inflation.

@Timothy CasallasHey Timothy - I read your profile and it appears that you will be stationed in Japan soon.If you invest in real estate. you may want to look into investing in states with no income tax(such as florida) this will be one less tax return that you will need to file.Also - if you have an account in excess of $10,000 during the year in Japan - You should report it to the IRS.

This becomes a chicken & egg discussion for me.Not to mention the fact that I'm not ready to declare, in perpetuity, that treasuries are "safe".The simple fact is, people will always need a place to live and there is no new land being created, unless you are in Japan or UAE, where they are pouring sand into the ocean!
