Make sure it is how you WANT to be spending your time before your haul off and fully spin up on the project. 

At 7:30 am my new tenants, a disabled vet, wife, daughter and 2 sons with special needs pulled up in their U-Haul.

Talk to a couple and really get a feel for them, its all about building a relationship of trust and longevity if your getting into this game for the long haul!

In your case, it sounds like you have good jobs and not a lot of skill or interest in spending your nights and weekends smashing old drywall and hauling off junk.

Always make sure you are clear as to what the clean up/haul away plan is and who is responsible.As far as what jobs I use this on, as a lot of things, it kind of depends on your risk tolerance.
