I would like to reach a fair deal, such as she can keep 2 years of rents as an "I am sorry you have no idea what's going on with your own land and lease, but here's some good will anyway"I could threaten to walk, but its not a dime a dozen property.

I was on the HOA board and did some free landscaping work for them so I'd have some goodwill if they ever found out.Eventually they did find out but never really took action and I sold the property in June.  

Sown a measure of "good will" with the tenants. 

Nothing good will come out of trying to keep tenants who don't want to be there.

If the unit is empty then I give them the 2 days free for goodwill, but require that they have utilities in their name before getting keys.

Article 25 defines a real estate broker as an individual or an entity, who with intent to collect or receive a fee, compensation, or valuable consideration, sells or offers for sale, buys or offers to buy, provides or offers to provide market analyses, lists or offers or attempts to list, or negotiates the purchase or sale or exchange or mortgage of real estate, or negotiates for the construction of a building on real estate; who leases or offers or rents or offers for rent real estate or the improvements on the real estate for others, as a whole or partial vocation; who engages in property management as a whole or partial vocation; who sells or offers for sale, buys or offers to buy, leases or offers to lease, or negotiates the purchase or sale or exchange of a business, business opportunity, or the goodwill of an existing business for others; or who, as owner or otherwise, engages in the sale of real estate as a principal vocation."

No ongoing relationship is established for a deal flow and reputation is about non-existence from a referral or goodwill basis.Now this is where it gets tricky.

A little good will can go a long way and pissing off a tenant for an extra $30 is bad business in my opinion.

Remember using an insurance company that knows what they are doing and knows what you need will help you out and one that is good will save you in the long run.
