For example, I had an air handler replacement in which the home warranty company “covered” the new unit install, however they would not pay for the Freon recovery, installation of a float switch, installation of a filter base, and other items required to bring the house up to current code.

So lets say each job is 100k all in.. that's 1,2 mil to 1.8 million in capital that is needed out the gate.so lets say you need about 25% in equity for your loans.. that's 400 to 500k in cash you need to float your rehab and get reimbursed so you need 20 to 50k a week for rehab up front then get reimbursed.you have 15 loans at 12% interest or say 1.2 mil in loans out at 12% at all times.. that's 12k a month in payments lets say you have another 8k in over head tax's insurance utls gas an employee.. etc etc.

So I kind of feel people who say it can't be done, might live in an area where that is not possible (I LOVE the "7 Years to 7 Figures" webinar but you can't even get a duplex for less than $300,000 and you can't live for free to house hack a FHA loan because the rents are to low... if I painted all of America with that brush I would never get out of Oklahoma... and that is my WHY for investing in Real Estate (there are people who have no problem driving on icy roads and in 4 feet of snow drift.

During the first five years fixed at 4.75 and then after first five years interest rate will float at the Wall Street prime rate plus 1.00% with a floor of 4.75% unless a new fixed rate is established.Few questions:- By floating here does it mean interest rate will change monthly?
