Some of you may have seen my first post already, but I thought I would officially introduce myself to the BP family.

Recognize in this RE environment it is unlikely to be a get rich quick environment without a full time dedication to value adds.  

Have you all invested in other markets already or is this the first? 

Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

Jeremah - First off, congrats on what you and your wife have already built—it’s no small feat managing W-2 income, business income, and rental properties while thinking strategically about tax planning.

This may result in late fees and eventual eviction if not cured within the legally provided time. 

I normally advise that people start a business as a sole propeitor in their first year.If it is successful and something you want to continue, then have a conversation regarding entities.

Time they have been around is important.

I'm going to be taking some time to get to know people in my market as I kind of want to start local in Las Vegas.

I would like my first couple of investments to be simple and easy and then move on from there.
