I haven't integrated electronic signatures yet but at  a certain number of units meeting in person to sign leases won't make sense. 

Just make sure to save all of your receipts and save them electronically since receipts are required if you ever get audited.

The value-add component will come operationally by increasing monthly rates as units become vacant, adding a website that will allow tenants to browse and rent units, sign leases and pay rent electronically. 

In Connecticut it's illegal to only offer rent payment electronically.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

So Izzy can arrange to have either party to the transaction close in person or arrange remote notary/electronic signing of closing documents. 

I'm sure todays electronic payment systems reduce that somewhat. 

There are many electronically solutions that don’t involve mailing you a check.
