These are the two that maintain their apartments immaculately, fix things on their own without asking me, and are my eyes and ears all year long calling me when they see wrong doing going on............they treat my property with respect and look out for me like I was their friend, not their landlord.

So should I just get a 800 number and have it ring to my cell phone?

I'm not sure if you've ever experienced calling up a motivated seller ,and them hanging up the phone in your ear as soon as you mention that you're an investor, but I have experienced that.

My advice is to just keep the focus on a quality product, solid marketing, and treating people with care.........Do that and the phone will ring like crazy, regardless of how much they need to put down to qualify.

Don't sit at your office and wait for the phone to ring.

I frequently put out signs that say "Cheap Shell5k555-5555This gets the phone ringing, and I usually try to keep one or two "junker" properties around so I have something 5k.
