At least 25% we will NOT rent to because they have a history of causing thousands of dollars of damage to the properties they rent!

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

I really enjoy the podcasts and have listened to probably about 25-30 of them, got my daughter into it too and she listens to audio on her IPhone as she is short on time with a 2 year old.

Two properties already have tenants and the other has a strong short-term rental history with property management already in place.
