Your rehabs can't be cookie cutter are you will soon realize that top dollar is out of whack when three or five properties look the same to the buyer.

I feel it adds character and charm and isn't so generic or cookie cutter. 

Is one agent better than another or are we filling out the same forms so it's cookie cutter to them, ie. same paperwork for both of the agents that will be helping me with these two transactions.

I had an attorney draft up forms for me because the cookie cutter forms don't always hold up or accomplish everything you need. 

We may not have a large population in Abilene compared to some places, but I have to believe that when companies apply cookie cutter demographic studies to a place like Abilene they always fail to see the potential.

You will need an allen wrench set, flat head, wire cutters, drill and adjustable wrench or pliers at minimum.  

I have run into this as well @Jason Stratman, and it can really bog down the mood, but the tip is to keep on searching for those banks that don't have the cookie-cutter loan underwriters.

I don't think you're going to need an attorney to review your contracts since it's all pretty cookie cutter (even sub-2 deals are pretty form based).
