We are leaving CA for tax reasons and because the distance of maintaining properties was getting to be too much (there were not great property managers or contractors so we were having to travel back for everything).We have made a few offers on 4plexes in Las Vegas but have not found the right property yet. 

As you're beginning to research the different markets out there that meet your criteria, look to see if you have any boots on ground in t those areas who can help you with the long distance investing! 

This Only applies to RT and RM Zoned Lots that are located within "Community Preservation Areas" and are also within specified distances to CTA Lines as designated in the TSL Ordinance requirments.

With a grocery store within walking distance, easy access to the highway and train station, a nearby Home Depot, and ongoing renovations and new developments in the area, it felt like a no-brainer.

Due to distance, I'd be factoring in a property manager as well.

By process I mean, purchasing long distance from start to finish.

If money was no object, pretty much anybody who stays in Playa would want to be downtown and walking distance from the beach and the 5th Avenue.

David Greene wrote Long Distance Real Estate Investing, which I have not read, but I have heard many positive reviews on its content.
