Bay Area Resident Looking to Invest in Nashville, TN or San Antonio, TX

I have been doing research into real estate investing for about a year now. I have my downpayment saved up and I am actively looking for SFH properties for long-term rentals. The plan is to rent for the next 4 years or so until we move out of the bay area. I've owned homes in the past, but this would be my first investment property. Due to distance, I'd be factoring in a property manager as well.
