:DI think we say "Happy Wife, Happy Life" because it sounds a whole lot better than "Keep your wife happy or else she will make sure your life is hell" My beef with this particular phrase is that it appears both to make a man sound powerless (he always has to appease his wife) in a marriage, while simultaneously painting the female as a child throwing emotional tantrums that the man should not attempt to reason with.

my recommendation is start making money cutting yards, painting curbside address, selling homemade beef jerky at school, etc cutting yards is probably your most profitable my 12 year old saved about 400 last summer cutting yards for first time donation after that it's 40 a yard plus weed eat no edging.Nothing against armforces but I've worked next to them overseas in Afghanistan for two years I was a contractor and I don't recommend it.

I'm not saying to buy a home in a declining market just because it cash flows, but where I live and invest, I buy based on the cash flow in good solid neighborhoods and the appreciation is a bonus not to mention just simply a byproduct.

ConEd used to sell excess steam (byproduct) when it "bought out" the plants from NYC itself - it does not do so anymore, as far as I know - this was the cheapest heating option at the time and is still used in Europe extensively esp where it is cold!

I have not bought anything from them because I feel like I can get the same return on a first with more equity.My beef with note sellers is when they talk cash on cash return.

LOL.Many NY delis are named for their owner (Katz's deli) or their location (Carnegie deli, 2nd avenue deli) and serve up plenty of franks w/kraut, potato knishes, potato salad, brisket, roast beef, pastrami, salami and corned beef (Rueben) sandwiches, matzoh ball/or chicken noodle soup!
