A local real estate attorney can draft you a note and a security instrument (deed of trust, etc) for this lending arrangement.It would be good to have a loan servicing company handle calculating/collecting payment for a small fee (like how property management companies manage your rentals for a small fee).

Without seeing the title report and pulling copies of the instruments referenced therein as unreleased, nobody here can really help much other than to speculate.

Some people offer to do this because they travel often, though you can automate monthly payments through Cozy or ClearNow which I use.

We have a system set up to receive calls its not automated yet but, we have to start somewhere.

What if that could all be securely automated?

@Matt Avila I just scoured cozy to find where I could automate the late fee and could not find it.

We have an automated system using some coding applications (self made) to generate leads from various sites, coupled with help from some VA's.Once the data / lead list is created on a spreadsheet/google sheets, we pull into Freshsales as our CRM. 

Reachable, do you really want to have an automated phone promt system that takes 30 minutes to get to a real person, or do you want to have the phone answered by a real person4.

Wholesale Hacker (podio) I have been leaning towards investor fuse just because of full functionality and integration with call rail and being able to automize the cold calling process with slybroadcast but unfortunately im just not to fond of the monthly subscription!
