My landlord was cool but we never ate together. 

I had an out of state property before moving to Richmond & had to pay to a property manager which ate up a lot if my profits.

So after much deliberation we moved each time.I live in Lexington ky and are known for slum lords.I called tenant svc who said they had to give 30days written notice for that change due to krs statute.It's a pickle as we ate due to move summer and spend summer with spouse at Tyndall afb putting things in storage .. not sure how I would move as we would need only 3mths of housing before moving in August to another city where 3 of my 4 children attend college. 

I made money on my first property which was a fix for profit and the other three ate me alive.

But sounds like there's definitely ate some sketchy areas.

Front bedroom looks like a dog ate a piece of the carpet, and has gum ground in.

I had a recent tenant who’s dog ate some of the baseboard molding.

Along with "there is a hold on my check", "someone else has the same name as me", and "the dog ate my homework".

It ate up most of my cashflow, BUT now I have new tenants who pay on time so I am likely to hit that number and build up my reserve for cap ex.
