Airbnb, VRBO, etc, doesn't matter what you use for listings, in the end you are essentially running a micro-hotel and like most businesses you need to optimize systems and processes, make sure your customers (all your customers) are having a 5-star experience and keeping your liabilities limited the best you can. 

I finally found a book on Amazon with four one star reviews.

He had fantastic reviews (50+ 5 star reviews, nothing less than five stars). 

He is a rock star, and I know he will get this done for me.My question is regarding rates.

Main criteria-3+star neighborhood, 20% down, 10-12% cash-on cash return, ~7-8% cap rate, 80-130k purchase price, 1% rule, amongst others.

A vanishingly small number of people are born under lucky real estate stars.

But the property manager is an elite PM and he works alongside a rock star agent, My PM recommend I work with his agent because they work investors so my decision was to stop working with the initial real estate agent I was in contact with since he didn’t really work with investors and didn’t have the same level of experience.

Our biz, North Star Homes, is new and we are drawn to flips but are warming to the idea of buy and hold.
