Austin investment property?

Hi BP community!

In addition to looking at the Hudson Valley, my wife and I are looking at investment properties in Austin, Texas and Utah (around Provo/Orem). In relation to Austin it is mainly because we have family living there and like the growth dynamics of the city although are aware that prices have appreciated markedly over the last 5-10 years. Nevertheless, it is a city we like and have some connection to which ticks a couple of boxes for us for an OOS real estate investment. Some criteria we are looking for: Price of $350k or less, a townhome, or low HOA condo, or single family home, areas of North Burnet (Domain) or East Austin, close to future development or current public transport options, no/minimal renovations required to be rentable.

Our goal would be to rent the property out to long term tenants. In terms of financials we would be looking to put down 20-30% as a deposit and would be looking to be roughly cash flow neutral after all monthly costs (incl. mortgage principal, interest, property taxes, maintenance, HOA's and property management).

Our questions for anyone that has some experience in the market are:

1. Recommendations for any buying agents in the area

2. Recommendations for any property management companies in the area

3. Any other areas in Austin (within easy commute to downtown) for a good rental investment property.

Thanks for any help/guidance!
