The building is 150 miles from our house so we are currently using the extra apartment as a janitor's closet and plan to put a bed in it so we can stay there for weekends.

I see a closet door from the balcony and I see a pic of the mountains, but nowhere can I envision sitting on the balcony looking at the mountains. 

Coming through the slab foundation at this point is not possible, but I do have an HVAC closet or laundry room I could put shutoff valves in if they are required to be indoors.

There were three lights in the house, one dangled down by the twisted wires to a light socket that years ago were used in closets.

If a family wanted to rent they can have a choice of an old expensive to heat house that's falling apart, or a brand new one that has 4 real bedrooms with oversized closets and 2 1/2 bathrooms, and it's cheap to heat.

Downtown studios and 2 bedrooms would do well but they wouldn't do near as well with the larger families that Utahn's tend to have.But I've seen lots of houses where all it would take is adding a closet to get that 3rd or 4th bedroom so don't discount the 2 bedroom houses out there.
