I'm looking for a tax planner/strategist in the Philadelphia (and surroundings) area.

I’m sure I used some incorrect terminology - I definitely advise seeking counsel from a family estate planner; however, I know people use trusts & estates to maneuver around probate.

You might even want to talk to a financial planner. 

City Building planner emailed us back and said that county zoning has no bearable on city zoning ordinance.

But it's very unclear how to do this and whether there's a better way (set up a different type of Trust for this asset).2) In the event I'm stumped or worried I don't have it right, anyone have an Oregon estate planner/attorney who might specialize in the IRA world?

Turnkey, you buy it and are making money right after close.Building it kinda gives you what you want, but consider:1) Two years to close on land after getting into contract waiting on entitlements2) Dealing with planners (can take 6 months and they may make you include affordable units).
