Hello family,What zipcodes in East coast are best for multifamily in this current climate...in terms of occupancy rates, cash flow, appreciation?

Assuming there isn't; can anyone shed light on the Westend / Westgate neighborhoods (south or east of Fairview Ave)? 

Some of the towns & cities where our investors do well: Wallingford, Milford, Cheshire, Middletown, Cromwell, North Haven, Woodbridge, Orange, Shelton, Watertown, Newtown, Branford, Bethel, and Guilford to name just a few.For 2 bedroom rentals: Good school systems may be an issue for some, especially for single parents but also proximity to employment comes into play as well so it adds places like parts of Hamden, New Haven, West Haven,  Bristol, East Haven, Stratford, Northford, GlastonburyFor apartments - studio & 1's: All of above plus Derby, Ansonia, SeymourWe don't go past Glastonbury as a rule so I can't comment on Hartford and north.

Some of the suburbs South and East of Cleveland on the East-side are nice.

Learning how to get direct to seller houses and great deals (cutting out middle men) is the #1 skill. 

We are in the middle of purchasing land.

Median asking prices in 2024 are at $734,950, an increase of about $35,000 from last year.As small multi-family investors in Queens and Nassau get outpriced, they, like traditional homeowners, tend to travel East or North.

The tenant contacts me that Sunday and asked about prorating being that it was the middle of the month or starting the lease in June (???)

We run a 53 acre ranch in the middle of Texas, and the stress of unexpected problems coming up with not enough time to resolve them (septic, water lines, other equipment malfunctions, adequate pool maintenance) between guests is too great.I'm aware there's money left on the table.
