Either way get the elevation cert, as having this in hand can reduce your premiums as without the elevation cert you are always quoted the highest premiums VS your actual base flood elevation measurements...I once had a property removed from flood plane went from AE to X via a elevation cert and a LOMA - Letter of Map amendment. 

I still don’t think it changes the conclusion - the outcome of the data, regardless of the inaccuracies that come from approaching the City on a ZIP code basis, still shows that Chicago is not the best place to invest in right now.Again - I’m planing on buying here and doing my life here, but the trends of the data don’t show good signs.

It would make sense, in that, you can almost just cut down your own trees and plane them into planks.

Spending a couple grand to fly across the country for that doesn’t feel like a slam dunk decision 11 x $200 = $2,200.Plane ticket is less than $400.

There is NO margin in this.. it would be financial suicide plane and simple.

Called the all plane parachute  but it actually works  LOL...Good luck on it... if those numbers hold true as I state its a stellar deal.As long as you live right there and can monitor it.Also you need to have the wherewithal to pay off the first if it goes wonky. there was a thread last week on a lady in Alameda CA who did a small second 50k behind a very large HML 500k. and the guy went dark and she can't cure the first I suspect she will lose all her money.
