This is one of the most litigated parts of the tax code, and I have heard only one person has successfully defending their REP status while working another full time job.

The tenant will typically try to negotiate or argue their way into staying if they have a reason to defend.

@Luke H. not defending her and I'm sorry noone showed up. but if you are not represented and she knew you were trying to organize Seller financing, she wanted to have another agent represent you because she is didn't want to or couldn't represent both of you depending on how her listing agreement is signed. if you want to DM me the address I can look into it for you.

Just out curiosity how would you defend that from claiming it's commingled funds/assets ?
