Ray Lai, I am mailing to absentee owners and im gonna do exactly what you said by creating another follow up list with the CRM system.  

Second , have LEADTEC -Susan Kleinhammer's team come out and perform an x-ray test on your property to find out if there is lead on the premises.

UV rays tend to break these down and the "split", no matter how minor, is usually the source for water stains in kitchen and bath ceilings.
