I have never made an offer before and in my mind I think that if I lowball someone that they will get upset and react poorly for some reason. 

You seem really upset that this guy didn't follow the rules.

I recently sent out a postcard that elicited some very angry responses; people obviously quite upset, 3 threats to sue, profanity, accusations of cowardice etc. 8 of the 11 messages from the mailing were angry.

Even now that it is closed I worry something will go wrong and the buyer will be upset about his purchase.

We normally say as little as possible, less for them to get upset about.

When we first got into buy and hold years ago, my husband couldn't stand going over after work to fix something, but he also got upset if I called a repairman because it would cost more.
