Its not like the TV shows where they leave out a huge chunk of reality. for instance just title and escrow buying and selling can add up to 3 to 5k alone. no one ever mentions that on TV :)

I am thinking (and correct me if I am wrong) since I rent the rooms I should include the following: (excluidng the mortage, insurance, and taxes)- water-electricty-WIFI- TV cable- secruity footage

which mind you is not as luxurious as it sounds, as where there is poverty, there is always the darkest sides of humanity, and I only know this because I came from poverty... yes, here in Hawaii... the side they don't share with you on TV and magazines... its tough here for locals sometimes, especially in markets like Hawaii where affordable housing is limited, and the normal market rents are just way too high for single income families.

Then, if someone wants to show i require a picture of their driver's license and phone number. i then give them the code to the lockbox with stipulations to see the property between the hours of 7 am and 7 pm. they can see at their own leisure, they just have to let me know when they are through. i do inform them someone will be swinging by afterwards to check in (i dont specify when). i adapted this from my property manager (i have a PM for long distance properties, but self manage the local ones). she has used it for years with no issues. i still swing by the property periodically to make sure everything is okay, but it prevents having to physically be there everytime someone wants to see it.
