Hi- anyone have any leads on on trustworthy CPAs in the greater Bay Area with a focus on investment properties and the 1031 Exchange.

I am not a big fan of out of state in vesting unless you have family or someone really trustworthy to manage it or manage the PM.   

You can see how having a trustworthy attorney who knows what they're doing is critical, and be ready to spend years dealing with mountains of paperwork and extremely slow, frustrating bureaucracy.

Trustworthy Turn Key companies are hard to come by which I'm turning to my bigger pockets family to point me in the right direction. 

You may need to pay more for a more stable or trustworthy contractor that can either bill in arears (like a professional) or can be trusted with an retainer (like a professional) to go purchase...
