Can you imagine taking the time to find a new place, pay the despair, set up utilities, arrange for a moving truck/company, packing and unpacking everything, changing addresses everywhere, etc etc etc.

Alternatively, you could suggest an owner financing transaction where they become the bank on the property and this way they get to collect a monthly payment all while getting a chunk of cash up front (your down payment).

While yes the shares are private, it also protects them from larger funds shorting the company if it were public to drive the price down (which is why many list on alternative exchanges that do not allow for shorting).
