@Luis Roel yes i do have an LLC and I agree, hard money, even if I took a larger amount, to me is something that doesn't seem appealing due to the high rates You have some psychological fear of debt....There is actually good debt and bad debt.

That would be a pain, amongst other aspects of the project as well Maybe a garage unit or even attic unit would work well if that's available to you.

Then, I guess I would try to talk to tenants and find out any pains they may have and then upon solving these problems and gaining some good will, get in and get new leases signed with some upward rent movement.

Its government stuff so sometimes they can be a pain on things, but I've never lost a deal once it was inked.They are moving way faster over there than they were last year, the ones priced right are getting gobbled up, you really don't have a week to ponder things if its a real deal.

I want to get my license to learn about the industry and understand what is going on when my partner and I talk to realtors (currently I am a nanny with a master's in counseling psychology wanting to get into real estate investing....it's a bit of an odd switch).
