Cash for keys is a good option but it depends how much they owe.

You may be better served with a market where you would have more purchase options and more margin (equates to less risk).I like San Diego RE.

I've used an online designer before, you send her photos, measurements of the room and existing furniture, and your budget and she presents you with design options and the links to buy!

If it is purely and investment, then a LTR is a very viable option, as there is good demand for LTR. 

I could do separate loans on the land and mobile home but I think that may not be the best option. 

The fact that she is elderly and living alone does make me pause and consider what other options there may be which is what brings me here.
