If you are doing that extensive of a rehab, I would check with the city and see if you will need to bring the property into ADA compliance.

I have a Summary tab that adds all the categories pulling from each tab. ad a few formulas and it is super simple to stay organized and submit data to my CAP at the end of the year.

@Tater Raid What we did for one of our properties is run the ONE ad as a whole house, and when we got calls we asked if it was a group of friends or a family and during the tour, we would learn more about them. 

I have been following the fourplex market pretty close over the past few years in Ada County, Idaho.

If the tenant leaves you will have to do work and that will result in some vacancy while the work is being done.Also you're relying on the Craigslist ad as being market rent, it may or may not be.

The ADA specifications for service dogs are very specific in that the animal must help with a physical disability and perform a task such as opening a door or picking something up.

The ADA does not restrict the type of dog breeds that can be service animals.Q30.
