Chase in particular stalled about 90% of their foreclosure and REO liquidation efforts, until their final judgment/fine was levied earlier this year. 

The State of Hawaii charges a General Excise Tax of 4.5% on the rent collected and all services including repairs and yard care.  

Awards are up to 30% of the fines levied.

Fines may be levied as well.Always best to consult with a local attorney before getting involved in RE matters.

The point is that any rent collection fee levied on the tenant by a third party, whether it's Cozy.co, Visa, PayPal, or your property manager, represents potential lost income.The tenant might very well switch to a no fee ACH set up (either via Cozy.co or direct) once you bump the rent, which is probably better for everyone.

Just look at the fines levied against unlicensed operators. $25K is not uncommon.
