If I bought the properties, I will need to fix the roof, the entire house, need new heating system, new AC, pretty much new of everything.

Much of the capex has at least 5 years usable life left except floors (9 years old) and one heating unit, which is @ year 16 of an expected 20 year life.

The cold temperatures can result in really high heating bills, especially if the windows are old, furnace is old and little insulation.
