Also ran my numbers, used Zillow and Trulia, and used the incredibly helpful KC Zip Code map that an experienced BP member made.Didn't really shop around for loans as much as I had wanted to but ended up going with Shawn Huss at Chemical Bank for 4.625% on a 30 yr fixed with 20% down.

Basically He said In His A class rentals he pays a professional landscaper to mow trim and hedge .. in his b class properties he requires the tenant to mow and trim his own grass .. in his D class section 8 rentals he pours ground clear chemicals on the grass and then just dumps gravel over the yard lol

Find a reason to evict tenant on day 1 (because if they are living with cockroaches they aren't worth much in the first place) and no amount of "you need to keep this place clean" letters is going to cure the problem, and no amount of poison will kill roaches that are attracted to the rubbish which is the food source.Then treat the place yourself with some good chemicals from your local pest place, and do that once a month for a couple of months.

What not to like about PEX, taken from page 6 of next link:"Do not spray on or allow organic (petroleum-based) chemicals, petroleum distillates, termiticides or pesticides to come into contact with PEX pipes, otherwise permeation of harmful chemicals may occur through the pipe wall and contaminate drinking water."
