I’m looking to house hack my first property and walked through a couple of properties that have a fair amount of square footage but only 3 bedrooms.

It is right on the muni bus line, and there is no need for a car when you can easily walk a block or two to so many amenities.For some people, co-housing is a lifestyle choice.

Get out there around 5pm-6pm and walk around the block, talk to residents if you can and see what they have to say?   

I also do a YouTube walk-through video of everything a guest may ask and go through everything at the property.

They sent the pictures and it looked good but with debris all around but I feel I should've demanded a video walk through before I agreed with a draw.  

We bought Ocean Walk Shoppes out of bankruptcy cash, no lender wanted to to play here cost efficiently, about three years ago.

They're a little trickier than normal owner/occupied loans so you want an expert walking you thru it.  

You were also responsible for anyone inside the properties and you were buying them blindly with no initial walk through.

So, you are left with the choice to proceed as is, negotiate a lower cost, get a concession, or walk away.I would get a quote and request a concession if they aren't interested in fixing it. 

I have a goal with in the next 12-24 months that I will be able to walk out of my job, and into my passion full time.
