There are advantages and disadvantages to each. 

The new short wall in the guest bath (the one that's at a right angle to the back wall) would be a great place for a towel bar, or a couple of small shelves with towels on them, or maybe a little cabinet for the towels.The disadvantage is that if you don't move the main stack, I'm not sure if moving the guest toilet to the outside wall will work - since the stack is in the same spot, you have to make sure you'll still have enough slope on the pipe to the toilet, even with the toilet being further away from the main stack.  

At this point the seller is at a significant disadvantage and both agents are pushing hard for a closing.

And while you could set up a separate "management company" and pay management fee - you would be at disadvantage by converting passive income to active, which would be subject to SE tax.

They have the disadvantage that trying to find a good deal is like finding a needle in a haystack, and trying to find a good deal where the seller will help you out with creative financing is like trying to find a needle in a stack of needles. 

I ran into this once when my company was listing agent for a type of Fannie Mae property and they wouldn't let anyone from the brokerage to write an offer on it for some reason.That said, I think the disadvantages would outweigh the advantages.

So every body type has it's advantages and disadvantages........ : ) The shorter person has to really get down the kick and mechanics more for stride efficiency.
