With many SaaS financing startups raising big $$$$ recently by calling themselves as growth investors while they are nothing but an invoice factoring company, I am sensing that this is coming to real estate as well.  

If your PM is worth their salt, they won't send contractors out for unnecessary repairs and they'll use trusted vendors that don't jack up their invoice just to maximize the $200 limit.

I'm looking for a CRM with the following:-The ability to save important documents such as leases, invoices from contractors etc (right now I have everything saved in files on my computer)-The ability to receive payments-Some accounting capabilities (tracking basic expenses, ROI, etc)There's so many options on the market and I don't know what's best for my needs.

Further it should also stipulate that the seller has to provide a copy of all invoices, permits and lien waivers before closing.

It was brought up earlier about people not invoicing until Jan 1 and I get that.

The PM should have cited negligence with the AC when the damage was found/corrected and invoiced them at that point. 

Instead of monthly reading, review and invoicing, do it maybe quarterly or bi-monthly.

We did it legally and sent an itemized invoice with receipts and she is willing to pay us back over a period of years.

Estimates with line-item detail and prices per item, Copies of all invoices, etc.

PM would enter invoices into the PM software, we used to review the larger bills to be paid every week and they would cut the checks, etc.
