In general, and I know a lot of members may disagree with this notion entirely, the market here tends to correspond much better with long term holds than month-to-month cash flow.That is not to say it is necessarily one or the other, nor that the opportunities in our market are for everyone.

On January 24, after hearing nothing back by telephone, text, or written correspondence, I decided to sell the home and move on with life.

You claim you would like to resolve the issue, however I have tried 3 separate times already and the last email correspondence I received from your office on Sept 19 was that your office has "closed it out".

I received no written correspondence with them aside from a text message asking what was up with the ding in the fridge door, and the plumbing charge.

I was going to be a correspondent with them but it was too much work for a point.. but based on my experience level I was able to get 2 points and 8.2 %  that's about as good of hard money as I have seen.. some guys in SF and LA are 1 and 9 or so.still needed equity though and we have to front the draws and get reimbursed.. so it takes quite a bit of capital to get the lower rates from these guys.. so far they are pretty decent though.
