Basically, you are stuck in limbo until the the case is dismissed because the automatic stay prevents you from foreclosing.I've read that some borrowers (especially the ones that are legitimately trying to pay their debts) will file a POC on behalf of creditors, which they are allowed to do.

They also have many if not all of the features that QBO has to offer including bank feeds (will automatically import transactions that hit the bank), Rules (you set a rule and when it recognizes an expense from lets say "Home Depot" it will automatically code it to "Repairs & Maintenance", and also has Classes to code transactions to the proper building.

Maybe this is the "pretty girl syndrome" (don't bother pulling a sexist card), where the pretty girl has no date because everyone assumes she automatically has one...and never bothers asking, or assumes she would say no to them.Ask why...find out why...don't assume.

I haven’t read the last FARBAR version in detail, but in prior versions: if the buyer doesn’t obtain financing approval by the date set in the contract, usually 30-45 days, then Either party may cancel the contract, in writing.....no automatic loss of EM.

If you had them drafted by an attorney (probably not since it's at usurious interest rates but you never know), there could be a provision in there for what happens if the loan is deemed to be usurious (i.e. interest rate gets automatically reduced to lawful rate and excessive interest collected gets applied towards unpaid balance of principal).

Usually you have to serve notice to them to allow them to correct the problem and then if they don’t then file for eviction.You may also want to make sure your front door is set to automatically lock when closed so if the tenant is just careless the door would at least lock on its own for your own safety.
