Lastly, don't be afraid to reach out to people to people you admire. 

I was able to get the attention of a person I admire with 23 years of experience and is at the top 5% of their region and set up a lunch. 

I have never done this before, but I always admired those who did or do.

They have detailed analysis on different neighborhoods as well and get to know your criteria (cash flow emphasis or appreciation emphasis despite all properties having cash flow) because they know their neighborhoods so well and can explain and take you there.Their long term approach is what I admire, whereas other companies try to make a quick sale by hiding true costs from their spreadsheets and promising you the world and under-delivering. 

With much admiration that I learned from him some of the intricate details of commercial valuations (i.e., certainly more complex than SFH comps). 

I won't elaborate too heavily on that, because everyone knows there are plenty of admirable reasons for serving.My only concern is that the military may take away from me as an investor.

I truly admire people who finish what they start whether the task is big or small, kudos to you.
